Tiny newsletter that prints money

Looks like a newsletter. Is actually a lead gen machine.

Was chatting with a buddy the other day.

He runs a newsletter with around 40,000 subscribers.

All he does is find short-term rental (STR) properties for sale… and send them to his list.

His readers? Investors looking for their next STR deal.

It’s the perfect setup.

The content is simple to outsource.

The value is massive for the reader.

And the monetization? Insane.

Most newsletter operators would just slap on some CPM ads and call it a day.

But this guy’s playing a different game.

His list is full of high-net-worth investors.

People who buy real estate. People who do deals. People who generate transaction fees.

And you know what happens when you generate big transaction fees?

Lenders, insurers, and service providers start licking their lips.

Because wherever there are big fees—there are businesses willing to pay a lot for a lead.

So here’s what my buddy did:

He lined up lead gen deals with lenders and insurance companies.

Then, in every newsletter, he drops a simple CTA that leads to a qualifying form.

If someone fills it out and qualifies?

He gets paid $100–$200. Per lead.

And because these investors do multiple deals a year…

He can keep monetizing the same subscriber over and over again.

Now here’s where it gets great:

  1. He grows the list with Meta ads.

  2. He outsources the content.

  3. He’s got 5–10 lead gen partners.

That’s it. That’s the business.

It basically runs on autopilot.

There’s a serious lesson here if you’re paying attention.
